  1. Who is a Registered Real Estate Agent?
  2. Legally, a person whose name has been entered under Part III of the Register and to whom an Authority of Practice has been issued by the Board of Valuers, Appraisers & Estate Agents under Section 16 of the Act under the purview of the Ministry Ministry of Finance and is regulated by The Board of Valuers, Appraisers & Estate Agents, Malaysia and governed by the Valuers, Appraisers & Estate Agents Act 1981, the Rules 1986 and The Standards.

    In simple language, it is a professional who act as an intermediary between sellers and buyers of real estate / properties. Essentially, the estate agent assists buyers to source for properties and markets properties for owners. The real estate agent may choose to act either on behalf of the vendor or the purchaser and earns a professional fee for each successful transaction he completes be it property sales (including the business that comes with it where applicable) or rental. A Real Estate Agent has an Estate Agency License awarded by the Board of Valuers, Appraisers, and Estate Agents Malaysia (BOVAEA) and may recruit Real Estate Negotiators to engage in property transaction for his firm

  3. What is the requirement to become a Real Estate Agent?

The minimum requirement is an SPM/MCE qualification with not less than 5 subject passes of which at least 3 shall be credit level passes and at least 1 of the credit level passes shall be Mathematics or Science or Accounts or Commerce, or any other higher qualifications recognized by Jabatan Perkhidmatan Awam or Lembaga Akreditasi Negara.

    In addition, you need to you need to register for the Estate Agents Examinations set by the BOVAEA. Then, you must obtain a pass in all 12 subjects of the exam or Diploma or degree is recognized by the Board of Valuers, Appraisers, and Estate Agents Malaysia (BOVAEA). The list of diplomas and degrees that are recognized can be refer to the board’s website at www.lppeh.gov.my. Upon passing all 12 subjects of the estate agents examinations where you will be awarded a Diploma by the BOVAEA or if you are in possession of a recognized diploma or degree by the BOVAEA, you need to work as a negotiator for an firm with an agency license, register as a probationary estate agent with the BOVAEA and pass the Test of Professional Competence of the BOVAEA. You will receive your real estate license upon completing these steps

  5. Are there time limits imposed on each stage of the qualifying process to become a Registered Real Estate Agent?
  6. a) Both part I and Part II of the estate agent’s exam consist of 6 subjects. 
    b) All 6 subjects of each part shall be completed within 3 years.
    c) Part I must be completed before being allowed to proceed with Part II. 
    d) After passing Part I & Part II of the estate agent’s examination, the candidate shall register as a probationary estate agent with the BOVAEA and undergo a 2 years post-qualifying practical training and experience in Malaysia under a registered estate agent. 
    e) Thereafter, the candidate must complete 2 written tasks and submit them to the BOVAEA to be eligible to attend the Test of Professional Competence Interview with a panel of the BOVAEA examiners. The frequency of the interview is normally held monthly.

  9. Are there any educational institutions providing tutorial classes to help candidates pass the Estate Agency Examination?
  10. Yes, there are quite a few and Property Library is one of them. The BOVAEA prepares the Real Estate Diploma Examinations and Property Library assist students to pass this exam by providing lectures, pass years Q&A and study materials.

  11. Who is a Registered Real Estate Negotiator?
  12. A negotiator is a real estate sales person who is not given explicit recognition in the Act or Rules but are informally recognized by the Board as assistants engaged by estate agents in their practice of estate agency under their immediate direction and supervision. All negotiators are required to work for one estate agent at any one time and on a full time basis only.

  13. Who are qualified to be a Real Estate Negotiator?
  14. a) Anyone who is presentable, committed and sincere in providing professional services in real estate sales is considered qualifies.
    b) Anyone who has marketing and sales experience, is hardworking and has the right mental attitude will be an added adventage.
    c) Anyone who has reached the legal age of 18 and not a minor. 
    d) Anyone who is attached with a real estate agency firm licensed by the BOVAEA. 
    e) Effective from June 1, 2014, anyone who has attended the mandatory 2-days Real Estate Negotiators (REN) certification course with a training institution approved by the BOVAEA in accordance to the Board’s circular 4/2013 issued on 26th September, 2013. 
    f) Anyone who has been issued with a REN tag by the BOVAEA.

  15. What are Continuing Professional Development [CPD] courses?
  16. CPD is a commitment by members to continually update their skills and knowledge in order to remain professionally competent.

    This approach emphasizes continuity as learning never ceases regardless of age or seniority and is focused on job competence as a professional. At the same time, it is also concerned with personal development for enhance professional performance and career progression.

    It is a mandatory requirement by the BOVAEA that all real estate practitioners attend CPD programs to achieve a certain required number of CPD hours for renewal of an authority to practice each year. Different CPD topics would qualify for different number of CPD hours at the discretion and approval of the BOVAEA depending on the relevance and content of the topics. Failure to comply with the required number of CPD hours would mean that a real estate practitioner’s authority would be suspended leading to removal of their names from the BOVAEA register.

  17. What is the class schedule for study?
  18. Property Library provides evening classes during weekdays on Mondays and Wednesday and day classes on Saturday. You can choose to study either in the evening’s classes or day classes. Please check "Classes” for details.

  19. What is the class schedule for study? How does Property Library increase your success rate in passing the Real Estate Examination?
  20. There will be an intensive revision class and trial exam at least once a month before the exam, for each subject.
